Cracks in foundation

by:

Question:

Scenario: Your basement is dry, but recently you have discovered some cracks in the cement foundation. The worst crack starts above grade (3 ft. above) and goes about a foot below grade, but not to the floor. The crack does appear to be straight through and is very thin. Does preventive waterproofing help with small hairline foundation cracks, even if there is not yet leaking present?

Diagnosis, Analysis, Solutions and other Feedback:

Cracks in poured foundation walls are very common. The one thing you can guarantee about concrete is that it will crack. Depending on the age of the home, the cracks may or may not continue to grow. If they are common shrinkage cracks that are not leaking you may want to just leave them? Some homes can have cracks that never leak, some leak right away.
